A Rosebud operator managing eight holiday properties. In January every changeover, cleaner confirmation, maintenance callout and guest question lands in one inbox on the same morning. Nothing is complicated on its own; the volume is the problem, and the thing that gets dropped is usually the enquiry from someone who wanted to book February.

- Enquiries answered immediately with availability and a booking link, not a next-day reply
- Changeover and cleaner scheduling triggered off the booking calendar automatically
- Maintenance requests captured, routed to the right trade and tracked to completion
- Post-stay follow-up and review request sent without anyone remembering to send it
The arithmetic to run on your own numbers: take your average nightly rate, multiply by a typical stay, and work out how many February enquiries went unanswered last January because the inbox was full. One recovered booking a week through peak season is the benchmark to test against.
